Marriott lifted its annual outlook after stronger room revenue in the U.S. and Canada, giving investors an encouraging travel-demand signal while raising questions about how much momentum can continue.

Marriott’s latest results suggest travelers are still finding room in their budgets for hotel stays.

The company reported a 6.5% increase in worldwide revenue per available room for the third quarter of 2026. The U.S. and Canada led with 7.4% growth, while international markets rose 4.4%.

Revenue per available room, or RevPAR, combines the effects of room pricing and occupancy.

Marriott said both contributed to its worldwide improvement.

Following the stronger performance, management raised its full-year global RevPAR growth outlook to between 4.5% and 5%. Adjusted diluted earnings reached $3.02 per share for the quarter.

The results offer investors a useful window into travel spending. Growth supported by both room rates and occupancy suggests hotels are attracting demand while retaining some ability to charge more.

Marriott is also expanding its footprint. It added approximately 20,100 net rooms during the quarter, taking net room growth to 4.6% compared with a year earlier. Its development pipeline reached more than 634,000 rooms.

Those figures represent two different growth drivers. Existing hotels can improve their performance, while new properties can expand the business over time. However, a development pipeline is future potential: projects still need to open before they contribute.

The higher outlook strengthens the near-term earnings story, but it also raises expectations. Investors will want to see whether recent travel demand continues through subsequent quarters and whether room growth translates into stronger profits.

A healthy quarter is encouraging. Sustaining that performance as comparisons become tougher will be the more demanding test.

Investor Take: Marriott’s results support the case that travel spending remains resilient. Watch RevPAR, net room additions and earnings together: higher room revenue is most valuable when it produces durable profit growth. The raised forecast is a positive development, while the share price investors pay still determines how much of that strength is already reflected.
